COSTA MAR OFFICES BY RICARDO BOFILL TALLER DE ARQUITECTURA

RBTA design for this iconic office building in San Isidro, Lima’s business district expresses and encourages the dynamic activity of the area.

The gate-shape of this corner building is emphasized by a vertical “scar” on the glazed main façade.

The scheme provides 15,000 sqm of flexible efficient office space over 18 floors and 10,000 sqm underground car park to accommodate 301 cars over 9 floors.
 

The double height entrance lobby includes a small business centre, a shop and direct access to the car park.

Floors from 2 to 13 provide flexible space free of internal columns that allows subdivision into four offices of approximately 250 sqm. The load transfer at floor 14, allows the distribution into two large units.

We have reserved a special distribution for floor 15 to accommodate a cafeteria with a large lounge terrace offering panoramic views of the city of Lima, board meeting rooms and reception area.

Alternatively board meetings could be replaced by a fitness club. Top floors can accommodate one of two offices.

The serigraphed glass façade permits maximum natural daylight penetration thus reducing energy consumption. The scheme, designed to be highly energy efficient, targets LEED Core & Shell label.

TORRE OMEGA BY METRÓPOLIS

The main idea was to create an iconic building which uses the lighting as a way to give movement to the building. The main facade is a black curtain wall with a Led system inside its structure so a vibrant effect could be created.

Other facades were cover with aluminum panels and a broken weft of windows so a visual tension could be generated in the whole complex.

Omega rises over a two floor commercial base of black glass and fine curves which contrast with the tower that, with the vertical light treatment over the white wall curtain the verticality is more noticeable.

Software has allowed to developed different scenes that give movement to the building through the synchronized light design and color.

This gives the building a capacity to be different every day, vanishing the black façade into the night so it could act as a backdrop for the game light.

The black glass façade has been treated as a gown that wraps the building so it could be an elegant and nocturne character.

Omega counts with 17 floors, a rooftop and 8 basements. It articulates all its levels by two vertical circulations nucleus, with three elevators and one stair per nucleus.

This Office Building Project is located in a 2,255.98 m² terrain. The first and second floor is use as shops. The reception area, attention area, circulation nucleus and three shops are located in the first floor.

The access to the secondary entrance is by Cruz del Sur Street where the control, identification and attention to suppliers’ area are. The second floor is destined to three commercial locals that interconnect through internal stairs with the first floor.

From the 3rd to 17th floor, four offices are developed around the circulation nucleus. In the rooftop the social areas are developed.

UNIVERSIDAD DEL PACÍFICO BUSINESS SCHOOL BY METROPOLIS

Universidad del Pacifico's new facility is a result of a plan of physical expansion and infrastructure improvement that started in 2009. This new building will not only increase the areas dedicated to classes by adding new classrooms, but also will allow UP to start a series of activities related to arts and culture.

This new building has been designed as a campus built around a circular space on 5 levels. Here, the Economics Specialty for Pre grade will be developed.

The proximity of this building to the University Campus allows students use some areas of the main venue, such as: the library, computer labs, workshops, staff rooms and recreation areas. Also, the auditorium, magna classrooms and showrooms of the new building will be available. 

The project is located in an area of 2,000 m2 and 100% of the building is destined for educational purposes. The first floor are located the reception hall, exhibition areas and a cafeteria. On the second floor you can find the administrative offices and classrooms.

Finally, from the third to the fifth floor are located more classrooms and two lecture halls. On the first, second and third basement the areas for the auditorium and parking are located.

On the fourth basement you find service and parking areas, on basements 5 and 6 also parking areas and finally, basement 7 is designated for technical areas.

The building is articulated at all levels through some vertical circulation cores; one with three lifts, a load elevator and 6 stairs. These ladders are used for evacuation routes.

This new building complies with all the environmental requirements of an eco-friendly facility, which complies with all the requirements related to use of water, electricity, among others.

Architectural features of this multifunctional building include soundproofing systems in all spaces; a vertical central space with elliptical forms which converge to the horizontal circulation; and a dynamic façade with insulated glass equipped with LED light, making it seem to float on a water surface.

Additionally, all classrooms are equipped with multimedia systems, automated illumination regulated with automatic curtains, and a flexible interior format to allow for different types of functional use in the same space.
